What are your options?

Gaining planning permission will increase the value of your land, but winning approval is time-consuming, costly and complicated. Entering into an arrangement with This Land can be an effective way to unlock your land’s value, especially if you don’t have the time, experience or finances to fund the promotion and planning application process yourself.

Unconditional agreement

The simplest form of agreement.

A developer will buy your land for an agreed price and the only condition of sale is vacant possession.

Subject to planning

This agreement means that the developer is contractually bound to buy your land, subject to the grant of planning permission for residential development.

The developer will fund and undertake work to achieve planning permission.

Option agreement

Under an option agreement, you typically give the developer the right to buy your land within a specific timeframe (up to 10 years on average).

In return, the developer pursues planning permission on your behalf.

Promotion agreement

A promotion agreement is similar to an option agreement, except that the developer does not purchase your land at the end of the process.

The site is sold and proceeds are divided between yourself and the developer.
