Appearance
We have been working closely with the architects who successfully designed the approved Bishops Site, adjacent to the Kendal Court site, to inform the design for the new homes. These will be built using the same material palette combination of buff and grey brickwork to achieve coherence between the three adjacent developments of Bishops Site, The Station Site and The Station Yard Site, which form part of the same E/8 allocation. The street scene of the approved Bishops Site and Station House Site has provided design precedence to Kendal Court for further cohesion, while deliberately stepping down the façade will bring the scale in line with its surroundings. By increasing the distance between neighbouring buildings and increasing the foliage and the soft landscaping, we will accord with policy to ensure the site is sympathetic to its closest neighbours.
Car parking and transport
Our approach reflects the guidance set out in the Histon & Impington Village Design Guide, which supports contemporary, innovative design and promotes development that enhances the local environment. In line with this guidance, the scheme has been shaped to deliver wider community benefits, including cleaner air, reduced congestion and improved road safety, through an almost car free scheme designed to prioritise people over vehicles. Following our meeting with the parish council, and in line with their guidance, we undertook a car parking survey to understand existing patterns of use and ensure the scheme responds appropriately.
The findings indicate a community that is already mindful in its car use, with existing on street parking operating comfortably. This evidence has informed our proposals and confirms that the development will not place pressure on current parking needs. In addition, we remain committed to contributing to the car club to support resident uptake and help establish a successful, low car community onsite.Existing tenant support
As we finalise our plans for the site, we remain focused on maintaining open communication with both tenants and we are providing them with the individual support they need as they plan their next steps.
Next steps
Local planning authorities are required to undertake a formal period of public consultation prior to deciding a planning application. Residents can consult on planning applications by submitting comments via the local planning authority’s website or the online planning portal.
