Soham Eastern Gateway

Overview

This Land’s proposal for Soham Eastern Gateway will see the creation of a vibrant community of approximately 540 homes. Our plans have been informed by extensive community consultation and, if approved, will see significant investment in Soham and provide far-reaching benefits for the town.

The plans include key amenities for the local community, incorporating a new medical centre, nursery school, and community hub with shops and space for local businesses.

At the heart of the proposal is over six hectares (nearly the equivalent of 15 football pitches) of publicly accessible open space including parks, a new Fenland Link and Wetland Gateway, pedestrian and cycle routes, and ‘trim trails’ to encourage play and healthy living.

Outline planning application for a residential led mixed-use development,  including a new Staploe Medical Centre at Soham Eastern Gateway, a new mixed-use hub (Class A1/A2/A3/A5/B1/D1 and C3 uses), associated highways and infrastructure works, drainage, open space and landscaping, with all matters reserved for landscaping.

Key Features

• A new medical centre with dedicated parking that is accessible from the A142 and potentially Brewhouse Lane.
• 540 new, modern, sustainable homes
• A new neighbourhood centre with nursery, shops and business facilities
• A permanent feature pond, swales, pedestrian and cycle ways, and dedicated play areas with seating and planting.
• 5km of improved public rights of way, walkways and cycleways.
• Enhancements and enrichment of the existing hedgerow with planting, as a setting for a recreational pedestrian and cycle way loop with incidental trim trail elements
• 20% (up to 108) of the new homes are designated as Affordable Homes at reduced prices or tenures.
• 5% of the homes (up to 27) sold as self-build plots.
